A charming old stone house, located in the historic village of Paunat with its imposing Abbey dating back more than 1,000 years. Despite being in the village, the property has a good sized garden with a lovely old stone retaining wall and a private un-overlooked pool. The pool is protected by an alarm and a fence. Alongside the pool is a separate pool house with WC and shower. In the summer months the village is lucky enough to boast its own weekly night market where, in a friendly family atmosphere, local dishes are prepared in front of you on the various market stalls with music and entertainment being provided. The village also has its own wonderful restaurant with local produce and bread open from 10am onwards.

After climbing a flight of stone steps the entrance door of the property leads into the sitting/dining room with exposed stonework and beams and an open fireplace. At the end of this room a couple of steps lead to the well equipped kitchen/dining room with light wooden units, large farmhouse table and range-style cooker. There are two doors leading outside to the private terraces overlooking the side and rear garden. Also on the ground floor is the large master bedroom with parquet floor, vanity unit and TV; a bathroom with WC and an additional separate WC. Stairs from the sitting room lead up to a pretty twin bedded room, a double bedroom and a bathroom with Victorian style bath. All these rooms have exposed beams and there are parquet floors in the two bedrooms. Returning to the sitting room stairs also lead down to the basement where the washing machine and dryer are housed. All in all a well-equipped property located in an historic village yet privately set within its own grounds and close to all the major sites this lovely region of France has to offer.

The village itself is not much of a village, with only really the restaurant, but it is a really charming place with a lovely colour and feel to it, making everything look so beautiful and photogenic!

It’s about a five minute drive away from the larger Limeuil village, and about ten to fifteen minutes’ drive to the large town of le Bugue which is equipped with every shop you require, including a large supermarket and banks. Tremolat has wonderful restaurants and it would be about 7 minutes away.
